Ray White AKG owner Avi Khan and ASPIRE Property Advisor Network founder and PIPA director Richard Crabb said many landlords budgeted for capital growth but overlooked upkeep. Khan suggested setting aside $3,000 to $4,000 a year, while Crabb recommended roof and gutter checks every 12 to 18 months, air conditioning servicing and refreshing carpet every five to seven years. They warned deferred repairs became far more expensive later and could undermine the eventual sale price.
