PropTrack figures showed median weekly rents fell or stalled in more than 30 Melbourne suburbs over the year to February, with Caulfield houses down $100 a week to $875. Propertyology’s Simon Pressley said Victoria’s private rental pool shrank by more than 48,700 homes between 2022 and 2024 as owners responded to tax and regulatory changes. PIPA board member Cate Bakos said interstate investors were nonetheless busy across Melbourne’s northern and western fringes.
