Capital Property Advisory’s Matthew Hughes said he had begun directing more client purchases to Victoria after a decade focused on Perth, arguing Melbourne and regional Victoria sat near the bottom of the cycle with stronger growth upside. He acknowledged Victoria’s higher stamp duty, land tax and weaker yields but said those negatives had been exaggerated. Hughes, named the 2025 PIPA adviser of the year, urged buyers to act before further rate cuts lifted competition.
