Melbourne’s property values rose just 1.8 per cent over the year while Perth, Brisbane and Adelaide recorded double digit gains, and Brisbane’s median dwelling value overtook Melbourne’s for the first time in 14 years. Analysts attributed the weakness to Victoria’s expanded land tax and tighter rental rules, which had left growth in investor lending far behind New South Wales and Queensland.
