Experts warned that talk of capping rents in Queensland would deepen the shortage and anger investors. PRD chief economist Diaswati Mardiasmo said a cap made little sense while landlord costs kept rising, and REIQ chief Antonia Mercorella described the uncertainty as a serious deterrent to investment. PIPA chair Nicola McDougall said nearly a decade of policy changes had already discouraged investors and reduced rental supply.
