Seven analysts nominated four main drivers of Australian dwelling values: interest rates, immigration, supply and demand, and stability in the banking system. CoreLogic and Commonwealth Bank economists described the cash rate as the dominant long run influence, while AMP Capital warned that collapsing net migration could tip the market into oversupply. PIPA chairman Peter Koulizos noted that buyer incentives lift prices while overbuilding pushes them down.
